Exciting new projects rolling out in Edmonton

Canderel is growing our portfolio in Edmonton with the management of high-profile buildings in the heart of the city centre.


Edmonton City Centre

The Canderel team is excited to be involved in the management of one of the city’s busiest and most sought-after commercial and retail properties: the Edmonton City Centre. This downtown destination for working, shopping and dining is in a prime location to enjoy the city centre.

The centre was purchased by a group headed by LaSalle Investment Management, a team with whom Canderel has developed an excellent relationship with over the years. Canderel is a co-investor and property manager for the project. Given the sheer size of this mandate (almost 1.4 million sf), the project was divided into two sectors: retail and commercial. Canderel will be managing the office and parking components, which include the Oxford Tower, the TD Tower, Centre Point Place, and over 2,500 parking spots in four separate parkades. North American Development Group will be overseeing the retail portion of the centre.


Stantec Tower

Another thrilling project is Canderel’s new mandate to manage the tallest skyscraper in Canada outside of Toronto, the prestigious Stantec Tower. This 66-storey 700,000 sf mixed-use tower consists of retail space, offices, and 454 residential units. Its major tenants are Stantec, PwC Canada and Dentons Canada. The project forms part of the new Ice District, which includes a JW Marriott Hotel and Rogers Place, home of the NHL’s Edmonton Oilers. The project is targeting a LEED® Gold certification.

This mandate was awarded to Canderel by DekaBank of Germany, an entity with whom Canderel first formed a relationship when they financed 777 Bay in Toronto in 2016. Their confidence in Canderel and the relationship we have built with them over the years lead them to award us this prominent mandate.

The Edmonton City Centre and the Stantec Tower are significant milestones that we are proud to be a part of as we continue to invest and grow in the Edmonton market, which started a number of years ago with our acquisition of Humford Management.

After three years of planning and preparation, the partnership created by the Tsuut’ina Nation and Canderel announced a significant milestone with the commencement of the first phase of the Taza development project. Located immediately adjacent to the southwest border of the city of Calgary and totalling 1,200 acres, Taza is one of the largest First Nations developments in North America.
Chief Lee Crowchild described the announcement as momentous and said, “This signifies another major step forward for Taza and is reflective of the economic and social vision the Tsuut’ina Nation and its leadership have had for decades.” For Canderel, the Taza development represents a unique opportunity to combine our extensive development experience with our history of creating successful, long-term partnerships.

The first phase of Taza features The Shops at Buffalo Run, a 45-acre major retail centre offering 400,000 sf of retail, entertainment and restaurant spaces including a 150,000 sf Costco – the first to be located in a First Nations’ development! This will be Costco’s sixth store in the Calgary market and is expected to be open by the summer of 2020. Canderel is proud to be involved in this historic partnership and this transformative development.

Canderel Introduces St.Clair Village

There are few neighbourhoods in Toronto where everyone knows your name. The stretch of St. Clair West that passes through Wychwood, Hillcrest and Regal Heights is one of them, and will now welcome Canderel’s St.Clair Village.

Nestled right in the middle of the action, St.Clair Village captures the City’s new urban vision for St. Clair Avenue West. 

“The city worked extensively with surrounding communities in a series of Avenue Studies to ensure the local character of the neighbourhood is preserved, while allowing this part of the city to grow and flourish. Every element of the streetscape along St. Clair is balanced. Wide sidewalks, a dedicated streetcar lane, mixed-use zoning and boutique retail storefronts, create the ideal environment for mid-rise development,” says James Deitcher, Director of Development, Residential Group, Canderel. “It’s a long-term vision that we are proud to be part of.”

A neighbourhood characterized by the brick houses of “old” Toronto for more than 100 years, St. Clair stands proud. While the streetcar track may have changed, the same community spirit now ushers in younger families and a new wave of millennial-focused business into the area.

Canderel’s St.Clair Village pays homage to its roots. Designed by Quadrangle, the 12-storey brick residence cladded in cordoven bronze and maroon red brick features dark bronze window mullions. “The design is subtle in its form with dynamic tactile textures and details. The intention was for the building to become part of the neighbourhood, as if it had always been there,” says Richard Witt, Principal at Quadrangle. 

“Another main driver for the design was to enhance street life along St. Clair,” says Witt. A framed glass façade creates a dynamic retail experience with amenity spaces strategically placed on the second level to further animate activity on the street.

Well served by transit, St.Clair Village is minutes from St. Clair West subway station, providing a quick 20-minute ride to the downtown core. Residents of St.Clair Village can also enjoy the pristine green spaces and community amenities of nearby Cedarvale, Casa Loma and Forest Hill neighbourhoods.

In sync with the community’s renewed urban energy, residential interiors tie the old and the new with sleek lines and refined textures. A monochromatic geometric screen, cove lighting and stone accents create a warm entrance.  “We brought the warmth of the neighbourhood’s architecture inside, with a slight transition to a lighter, modern palette,” says Kathy Chow, Interior Designer, Canderel. “As a result, interiors showcase a play between light and dark.”

Suite layouts accommodate a range of demographics, from young professionals to families and downsizers, including a large percentage with three-bedrooms. The building’s L shape design favours highly desirable corner layouts.  Purchasers also have the opportunity to combine select units.

Distinct social spaces provide options for large or intimate gatherings. Wine collectors can entertain with a featured temperature-controlled wine storage lounge. A fitness studio overlooking St. Clair includes top-of-the line exercise equipment including TRX props and cardio equipment with built-in tablets for live class streaming.

With projects in Toronto, Montreal and Ottawa, Canderel is known for creating communities that lead the transformation of neighbourhoods, including: DNA 1, 2 +3 on King West; Residences of College Park, Aura at College Park and the soon to be completed YC Condos at Yonge and College.
