Canderel purchases 6600 Saint-Urbain and continues to expand its presence in Montreal’s dynamic Mile-Ex neighbourhood

Canderel announced today that it has completed the acquisition of 6600 rue Saint-Urbain (“6600 Saint-Urbain”), in Montreal. 

Canderel operates as both an owner and manager of real estate assets with a portfolio that includes over 23 million square feet of assets under management, across all asset classes, spanning the six major Canadian markets. Canderel has been actively looking for and investing in opportunities to acquire key assets in the heart of Mile-Ex, a global hub for companies focused on artificial intelligence (AI) research.  With the addition of 6600 Saint-Urbain, Canderel’s footprint in the Mile-Ex is now in excess of 350,000 square feet, with an office development projected on the horizon that will increase their holdings in the area to over 600,000 square feet. 

The Mile-Ex area of Montreal has recently emerged as a sought-after destination for companies focused in AI research and technologies. The area has demonstrated strong fundamentals to support sustained growth in office demand and hosts the Montreal offices of key industry players, including but are not limited to Element AI, Mila, Facebook and Microsoft Research Montreal. 

Canderel has a high level of confidence for the demand for office space in this sector of the city and the long-term need for offices, particularly for knowledge-based industries. Despite the timing of the purchase opportunity, at the peak of the COVID-19 crisis in April, Canderel pursued the transaction and is committed to its repositioning program for the building.

Once a textile factory, 6600 Saint-Urbain now serves as a multi-tenant mixed-use industrial and loft office complex totaling just over 157,000 square feet. The property offers large and efficient floorplates, with access to natural light and a design that’s inherently adaptable to fit the needs of modern office tenants. The property is being evaluated for several capital improvement projects, including sustainability-based innovations and aesthetic improvements that will materially embellish both exterior and interior components of the property.

Canderel announces LCBO with modern glass façade on St. Clair

Canderel and KingSett Capital’s landmark development, St. Clair Village, unveils new LCBO for Toronto’s budding west end neighbourhood. LCBO is the first retail tenant to be announced for the new community and will occupy more than 8,000 sq.ft. at the base of the mid-rise, 12-storey development, located in the project’s most prominent retail space.

Located at 900 St. Clair West, the LCBO’s framed glass façade will add a modern edge to the retail experience along St. Clair, while allowing the LCBO to seamlessly integrate into a neighbourhood that is quickly becoming well-known for its restaurants, green spaces, and multi-generational population. Designed by Quadrangle, 900 St. Clair West takes cues from the surrounding neighbourhood, paying homage to the iconic brick century homes of “old Toronto,” many of which have stood more than 100 years. New modern design, coupled with the LCBO’s focus on supporting local breweries and cideries, compliments the new wave of millennial-owned businesses in the area and the elevated high street feel of the community.

Inside the new LCBO store, shoppers will be treated to a 50-ft. long wall of vintage wines, a beer alcove with prominently featured craft and premium beer selection, as well as a modern interior with open sight lines throughout the store, and contemporary finishes.

900 St. Clair West will stand as a mid-rise, 12-storey condominium. Thoughtfully designed to reflect the existing fabric within a historic, family-oriented pocket of the city, the St. Clair Collection and generous combo suites sitting at 2,000 sq.ft. will offer expansive three-bedroom layouts optimized for small families, young professionals, and downsizers. Distinct social spaces provide options for large or intimate gatherings. Wine collectors can entertain with a featured temperature-controlled wine storage lounge and fitness buffs will enjoy the expansive gym overlooking St. Clair.

Construction is well underway, with 80 per cent sold out and completion targeted for end of 2021. With their finger on the pulse of what’s new and needed in urban real estate, Canderel and Claridge are proud to announce that in the fall of 2019, Microsoft Research Montreal will move to a newly constructed building at 6795 Marconi Street. Located in the heart of Mile-Ex, the global hub for companies invested in artificial intelligence research, the AI lab’s new office space will be triple the size of its current premises.

With a total of 110,000 square feet, 6795 Marconi is at the forefront of a wave of office development in the area.
